Should You Buy Deals or Source Your Own?

People ask me should I find and purchase my own deals or should I have them sourced to me.


The answer is, it depends.


What’s more important to you, the time or the money? If the time is more important, then it is a good idea to pay the money for someone to do the work for you to get the deal. But in doing so you must make sure that your brief is clear. A lot of people just send people links of properties or details of numbers without really understanding if this is the property for the investor. As the investor, you need to take responsibility and make it very clear on what the brief on the type of deal that you want and how you want the numbers to stack up.


This then gives the deal package an easier way to match you up with deals.


But once you understand a very easy framework on how to get offers accepted, you may want to find the deals and get the offers accepted yourself. This is where you will find the crème de la crème of deals because if the deal is so good why would someone be selling it on. There are some people who do salon good deals because they don’t feel they can raise the money themselves. That is a different matter for a different post. But most of the time it’s because it’s just an average deal.


Learning how to fish yourself not only will give you the option to go and get the crème de la crème deals but it will also help you be able to do the due diligence on deals that are presented to you because you know what you are looking for and you know how the job is done.
